New Homeowner Checklist

  1. We are excited to have you as a new homeowner here in Crosswinds.  We hope you will find it as fulfilling as we have.  To ease your transition into JL and Crosswinds, here is a list of key steps to help you minimize the stress of moving into your dream neighborhood.  

    New Homeowner Checklist - See this checklist below to print out 

    1. Forms to Return to Crosswinds Property Management Company- (See contact info under Key Contacts)
    • Completed Sales Application Package below (attached) for background and credit check once you have a home under contract. The Crosswinds Board must approve your application. HOA Application and Background Check
    • Copy of your warranty deed as soon as possible. Management will not change the name on the official records without receiving the warranty. 
    • Owner Information form attached below It is the homeowner’s obligation to make sure that mailing addresses and telephone numbers are accurate with the management company
  2. Request a HOA assessment payment coupon book or other information for general assessment payments. Unit Owner fees are due in advance on the first day of each quarter.  A statement and return envelope is usually mailed to you as a courtesy prior to the beginning of each quarter.  It is the homeowners’ responsibility to pay these fees regardless if statements were received. 
  3. Complete form for new Mailbox Name Plate and bring to Signorama on Indiantown Road for updated or new name; owner is responsible for cost. 
  4. Complete, scan and send in Owner Information Form to board and property mgr - see form below so you can be sure to consent to email and electronic communications. 
  5. Notify the Crosswinds Property mgr of your preferred mailing address for communications, billing etc.
  6. Complete ACH Form below for auto-payment of HOA assessments 
  7. Request an invite email from Board to Register on Crosswinds Homeowner Website
  8. Obtain and review the Crosswinds Summary of Rules and Regs on this site.
  9. Note: if you plan to make any changes to the exterior of your home, it requires approval by the Crosswinds Board and the DCB (Design Control Board) prior to any work being done, including emergency repairs or replacements. (See HOA and DCB application form below and instructions) and/or on POA website under DCB. 
  10. Register Vehicles and Golf Carts at JL POA Office with Security for Car Tags for Gate Access
  11. Load GateAccess App to register guests for entry, contact POA Security for any questions 
  12. Request Homeowner Directory from Board Member if still available or utilize directory on the website 
  13. Notify the POA office and request to be on distribution of JL POA Chronicle newsletter- see link to POA website on main menu of this Crosswinds website.
